Standards, Materials and Cold-Climate Options

Units are manufactured to GB/T 50429 and project design standards, with Q235 frames, EPS/rock wool/PU sandwich panels and G550 LGS profiles. For the Russian and Kazakh markets we prepare units for cold climates: standard insulation of 75-100 mm, with upgrades to 150 mm rock wool and double-glazed windows for -30 C to -45 C service in Siberia and northern Kazakhstan. Electrical and plumbing installations follow the destination country’s norms, and each unit ships with a technical passport, assembly drawings and the material certificates. Container houses are stackable up to 3 levels, and modular units can be combined into camps, offices and dormitories.

Manufacturing Process

Prefabricated houses are manufactured in our modular building workshops: steel frames are cut and welded from Q235/Q345 sections on jigs, sandwich panels are produced on continuous panel lines with EPS, rock wool or PU cores from 50 to 150 mm, and container houses are converted from ISO containers with cutting, reinforcement, insulation and interior finishing. LGS (light gauge steel) houses are assembled from cold-formed G550 steel profiles on a roll-forming line, with rock wool insulation and OSB sheathing. Each unit is finished with doors, windows, electrical wiring, lighting and floor covering, and tested for water tightness and structural integrity before loading. Production capacity supports simultaneous projects, with container houses in 20 ft and 40 ft, modular units from 3×6 to 6×12 m, and LGS houses from 30 m2 with custom layouts. Units are packed for container transport with all components labeled for on-site assembly.

Applications

  • Construction site camps and offices
  • Temporary housing and dormitories
  • Storage and workshop buildings
  • Oilfield and mining site accommodation
  • Rural and residential housing

Applications in Construction Camps, Industry and Housing

Prefabricated houses serve the region’s most demanding sites. Oil and gas companies in Western Siberia, Kazakhstan and Turkmenistan use container camps for field accommodation, offices and canteens, where units must withstand extreme temperatures and be relocatable. Construction companies use mobile offices and dormitories on urban and remote sites. Mining operations in the Urals and Central Asia use modular buildings for staff housing and workshops. The agricultural sector uses sandwich panel buildings for storage and livestock facilities. In residential use, LGS houses provide permanent housing for rural and village programs, with 50-year design life. Because site-built construction is slow and seasonal in the region, prefabricated units that arrive ready for use save months on project schedules.

Quality Control and Testing

Every production stage at the Sino East Steel plant is controlled under an ISO 9001:2015 quality management system. Depending on the product, each batch is tested for chemical composition and mechanical properties (yield strength, tensile strength, elongation), dimensional accuracy, surface quality and, where applicable, hydrostatic pressure, weld seam integrity, zinc coating thickness and paint adhesion. All testing is performed in our laboratory and, when the project requires, witnessed by independent inspectors from SGS, Bureau Veritas or TUV Rheinland. Each shipment is accompanied by a Mill Test Certificate (MTC) per EN 10204 3.1 with heat numbers, so every tonne can be traced back to its production date, heat and chemical analysis. This documentation is prepared in a form accepted by customs authorities in Russia, Kazakhstan, Uzbekistan, Kyrgyzstan, Tajikistan, Turkmenistan and Belarus, and can be adapted to GOST-based reporting when the buyer’s quality department requires it.

Documents and Compliance for Russia and the EAEU

All goods are supplied with a complete export documentation set prepared for smooth customs clearance in the Russian Federation and the Eurasian Economic Union: Mill Test Certificate (MTC) per EN 10204 3.1 with heat numbers and chemical analysis, Certificate of Origin form ST-1 (which qualifies for duty-free import within the EAEU), commercial invoice, packing list and bill of lading or railway consignment note. Where the project is subject to the EAEU Technical Regulations, we support the EAC certification process and provide the technical passport, test reports and conformity documentation required by the importing party. For products supplied against Russian design standards we prepare documentation referencing the relevant GOST equivalents (for example GOST 3262 for galvanized pipe, GOST 8732 for seamless pipe, GOST 30245 for hollow sections), so your quality department and the customs broker receive everything on the day the vessel or train arrives.

Logistics to Russia and Central Asia

Sea freight from Tianjin and Xingang ports to St. Petersburg, Novorossiysk, Vladivostok and the Baltic ports takes 30-45 days, with container and break-bulk options for project volumes. For Central Asia we ship container rail trains via the Dostyk and Khorgos border crossings to Almaty, Astana, Tashkent, Samarkand, Bishkek, Osh, Dushanbe and Ashgabat in 25-40 days. We quote on FOB Tianjin/Xingang, CFR, CIF, or DAP terms to your warehouse, consolidate several product lines in one container to reduce the freight cost per tonne, and agree the shipment schedule with your project calendar. A Russian-speaking sales team follows your order from specification to customs clearance, prepares the transit documentation for rail corridors, and coordinates with your forwarding agent at the destination. For regular buyers we offer scheduled programs with fixed prices for the contract period, protecting your project budget from market volatility.

Packaging and Loading

Container houses are shipped as complete ISO container units, ready for crane-offloading. Modular panel houses are shipped in flat-pack form: panels, frames, doors, windows and fittings are packed in labeled bundles and cartons, with assembly drawings included. LGS houses ship as complete profile kits with all fasteners and insulation. Each shipment includes the technical passport, assembly instructions in Russian and English, and the component list for customs and site control. Containers are loaded with the packing list visible at the door for fast inspection.

The Prefabricated Building Market in Russia and Central Asia

The modular building market in Russia and Central Asia is driven by the extractive industries, construction and government programs. Oil and gas field development in Siberia and Kazakhstan creates continuous demand for worker camps and site offices. The construction boom in Moscow, Almaty and Tashkent uses mobile offices for site management. Government programs for rural housing in Kazakhstan and Uzbekistan create demand for LGS houses with cold-climate insulation. Because the region has limited modular building capacity, imported prefabricated houses and camps are a standard solution. Sino East Steel has supplied container camps and modular buildings to oilfield and construction companies across the EAEU, with units designed for the regional climate.

How to Choose the Right Prefabricated House

Select the type by the use and duration: container houses for relocatable camps and offices, modular panel houses for larger permanent sites, LGS houses for permanent residential use. Define the climate: for -30 C and below specify 150 mm rock wool insulation, double-glazed windows and upgraded heating. Determine the layout – sleeping, office, canteen, sanitary – and the number of units for a complete camp. Confirm the electrical and plumbing standards of the destination country, and whether the site has crane access for container units. Request the technical passport and assembly documentation with your inquiry, and plan the delivery route (sea to Novorossiysk/St. Petersburg, or rail via Dostyk/Khorgos) with our logistics team.

Why Buy Prefabricated Houses Direct from the Factory

Buying directly from the Sino East Steel workshops gives you a single responsible supplier for the complete unit – frame, panels, insulation, doors, windows, wiring and finishing – with the technical documentation that site acceptance requires. Factory-direct pricing and containerized shipping keep the cost per square meter competitive, and our engineers adapt standard units to the destination climate and building norms. For oilfield and construction companies, we deliver complete camps on schedule, ready for immediate use.

How to Order

Ordering is straightforward: (1) send your specification – standard, grade, size range, quantity, destination city or port and required documents; (2) our engineers confirm the correct grade and size, check GOST equivalents if needed and issue a firm offer within 24 hours; (3) after confirmation we book production on the corresponding line (15-25 days for standard items); (4) we arrange independent inspection if required and load the container or vessel with a full packing list; (5) you receive the MTC, ST-1, invoice and shipping documents by email on the day of departure, and our team tracks the cargo until it reaches your warehouse.
